SNWA pays single-family residential customers $5 per square foot for the first 10,000 square feet of qualifying conversion, and the City of Henderson adds up to $575. On a 600 square foot front yard that is $3,000 plus up to $575 — a substantial share of a $4,200 to $8,400 project.

Caliche depth. The biggest variable in this valley and the one nobody warns you about. The hardpan layer sits at different depths across Henderson — sometimes three feet down, sometimes four inches. Where it is shallow and thick, excavation needs heavier equipment and considerably more time. Two identical yards a mile apart can differ by thousands on this alone.
Access. Block-walled back yards with one narrow gate mean every ton of base material moves by hand.
What is coming out. Live Bermuda with established root mass takes longer than existing decomposed granite.
Shape and edges. Straight runs cut fast. Curved borders against granite, planters and pool coping take precision work and generate more offcut.
Turf specification. Cooling technology, pet backing and higher face weight all cost more and are all worth it in the right application.
Drainage. Where caliche is shallow, water has nowhere to go without a designed outlet.

Excavation carries a higher share here than in most markets, and caliche is why. When you compare quotes, that is the line where a suspiciously low bid is usually cutting — and it is the line you cannot inspect once the turf is down.
